ABOUT THE PROPERTY:
This stunning property offers 5 cozy bedrooms and 5 bathrooms designed to provide comfort, convenience, and unforgettable memories. Start your mornings with breathtaking OIB sunrises from the ocean-facing rooftop sightseeing deck, offering incredible views that are simply unforgettable. After a day of beach adventures, cool off in the outdoor shower and unwind in our private hot tub, perfect for soaking under the stars.

This home is also located in "The Resort of OIB," which grants you access to an oceanfront pool, private beach access, private bath, and crab dock, all within a short walk from the property. To make your stay as easy as possible, we provide all linens and bath towels so you can pack light and focus on enjoying your trip.

Each of the 5 bedrooms is easily accessible by both elevator and stairs. Enjoy preparing meals in our large, open kitchen designed for family dinners, and relax in the expansive living room, ideal for family game nights. Retreat to the cozy den with a wet bar for a quiet evening drink, or fire up the propane grill and cook your family's favorite meals while enjoying the ocean breeze.

Outside, you can head to the bar area to enjoy a refreshing drink and play cornhole after a fun-filled day at the beach. Our prime location offers easy access to shopping and the pristine beach, allowing you to explore and enjoy the area easily. For your days on the sand, we've included all the beach essentials you'll need, such as chairs, umbrellas, and toys, making your beach outings effortless and fun. Whether you're planning a family vacation, a romantic getaway, or a fun trip with friends, "Just Beachy" promises a memorable and hassle-free experience. First Floor-
Room 1: 2 Double beds with Ensuite
Room 2: Queen with Ensuite
Room 3: King with Ensuite
Room 4: Twin over Double with Double Trundle

Second Floor-
Room 5: King with Ensuite

BEACH ACCESS: To reach the closest beach access, come out of the driveway and turn left onto West 2nd Street, then make another left onto SeaTurtle Path, and the access is within a few minutes walk.

Smart TVs are available in the unit. Guests may log into their personal streaming accounts (e.g., Netflix, Hulu, etc.) during their stay. Please remember to log out before checkout.

For security purposes, exterior cameras are installed at the front entrance and driveway. These devices record video and/or audio and do not monitor any interior spaces.

HOUSE RULES:
- NO SMOKING/VAPING ON PREMISE
- Minimum Rental Age is 30 Years old
- NO PETS
- Please do not use water balloons or chalk on the patio or driveway as they have caused permanent stains in the past.
- No deep fryers or fire pits are permitted for use on the property at any time.
- No Chinese lanterns or fireworks are allowed.
- Please do not move or rearrange furniture.
- No unauthorized parties or gatherings are allowed.
- No jumping or diving from balconies allowed at any time.
- No leaning or climbing on the balcony railings.
- Guests are responsible for supervising children and teens.

CANCELLATIONS & TRANSFERS: A guest may cancel a reservation and receive a full refund, excluding any credit card processing fees (a total of 4% of the total paid). Cancellation requests must be in writing (via email or letter) clearly stating cancellation of the reservation at least ninety (90) days before the check-in date. Cancellation requests within ninety (90) days of check-in date for any or no reason (including the failure to pay the final payment due 90 days before the stay), including inclement weather, will not be eligible for a refund of any payments made to Oasis Vacations LLC. All cancellation requests shall be submitted in writing and are effective when received and confirmed by the Agent. All transfer requests shall be submitted in writing at least (90) days before the check-in date and are subject to approval.

"The home was very comfortable and child friendly. The beach was very close by as well as walking to the OIB children’s park. We enjoyed the hot tub, too. Thanks for making everything easy for us. ( If you have a toddler, a stroller is helpful going to the park. )

"Excellent layout of the House: met the needs of our extended family of 7, staying together for 5 days/nights! Nice placement of Bedrooms & Baths enabling quiet and privacy, as needed. In addition, there are several areas to gather for meals, group conversations, or quiet conversations, as well as group games. Visually soothing decor and comfortable furnishings. Nice layout of Kitchen enabled multiple cooks working at the same time, and it made meal prep easy as well as collaborative. We were comfortable, and relaxed, and felt quite "at home"! In addition: an easy walk to the beach, and a good view of the Ocean from the multiple Balconies.

"This property is a very beautiful house easy to find, plenty of parking, elevator is inside the property and easy walk to public beach access ~3min. Everything worked and the kitchen was very nice. Decks were very functional and the place was very clean and fresh.

"Our family of 8 plus 5 grandkids had a wonderful experience staying at Just Beachy!! It had everything we needed and was perfect for all the little kids we had with us. The beds slept amazing and I loved the layout of the house. It was very cozy and accommodating and would love to stay here again!!
